Torrens subdivision creates separate lots under separate ownership. There is no shared ownership or Strata Body Corporates for Torrens Title. Torrens lots however may be burdened with easements and restrictions such as a common (party) wall, drainage easement and rights of access which permit owners of other lots to undertake certain activities within the extents of the easements/restrictions.
Strata subdivision creates shared ownership of common areas and sometimes structures on the strata lots, under the management of an owner’s corporation.
The owner’s corporation is responsible for management of the strata in line with the relevant legislation, including;
Where the owners agree, the buildings are physically detached and no part of a building is outside of it’s own lot, the owners corporation may choose;
