Water and Sewer for Torrens Subdivision

You need a SEPERATE Water and Sewer approval to the one you received for the building. You will have 2 x S73's at the end of the project.

The requirements for those INSIDE the Sydney Water distribution and OUTSIDE are DIFFERENT.



- Within Sydney : Sydney Water is likely your Water Authority.


- Outside Sydney : please refer to the Outside of Sydney Water section of this webpage.

INSIDE Sydney Water Distribution Network

You need a S73 Compliance Certificate (“Torrens Subdivision”). Submit the following to your Water Servicing Coordinator:

CDC approval for Subdivision that we have issued you


  • This document will be named “CDC#####_01.pdf.”
  • You need to use the same WSC as you used for the building.

PPN number from your registered surveyor

Draft Subdivision Plan



Once submitted and fees are paid, it is generally processed in 2-3 weeks. Refer to the example for a Section 73 Certificate.





This is NOT a Section 73 Certificate for Subdivision



OUTSIDE Sydney Water Distribution Network

You need a Compliance Certificate from the Local Sewer and Water Authority (the Local Council).

Fill out application form on the council’s website.

Attach CDC approval for subdivision that we have issued you with your application


  • This document will be named “CDC#####_01.pdf.”

Once submitted and fees are paid, it is generally processed in 2-3 weeks. Refer to the example for S307 and S68 approvals.
