Water and Sewer for Strata Subdivision
The requirements for Water and Sewer are DIFFERENT if you are INSIDE the Sydney Water distribution compared to if you are OUTSIDE of it.
INSIDE Sydney Water Distribution Network
If you are within the Sydney Water Catchment Authority, area you can use the same S73 that you received for the building for the Strata Subdivision.
- You only need one S73, This is due to a specific exclusion that is permitted under the S73 factsheet under Attachment 2 Clause 1.
OUTSIDE of the Sydney Water Distribution Network
If you are outside of Sydney Water Catchment, you DO require a SEPARATE Water and Sewer Compliance Certificate for the Strata Subdivision.
Water and Sewer Compliance Certificate
- This is from the Local Council, generally referred to as a “S307 Certificate for the Strata Subdivision”
Compliance Certificate
- Generally referred to as a “Certificate of Compliance under S307(1) Water Management Act (2000)”
- Note: Some councils, such as Wingecarribee Council, confusingly refer to it incorrectly as a “Certificate of Compliance under S68 Local Government Act (1993)”
To obtain this certificate, follow the below steps:

Fill out application form on the council’s website.

Attach CDC approval for subdivision that we have issued you with your application
- This document will be named “CDC#####_01.pdf.”
Once submitted and fees are paid, it is generally processed in 2-3 weeks. Please find below examples of S307 and S68 approvals.
